Background
Whispering Brook is a 12-unit, 6-duplex residential planned unit development built in the late 1980s. Documents such as its bylaws and articles of incorporation are scanned and available as PDFs on this site.
Some of Whispering Brook’s occupants live here and work here full-time, some use their homes seasonally. We appreciate people’s thoughtfulness about each other’s recreation, work, and living in close proximity in this beautiful setting.
Homeowners Association
The Whispering Brook Homeowners Association is the governing body comprised of officers elected from among the property owners. Owners meet annually to review and approve budgets, discuss capital projects, and adopt agreements for amicable living and use of the property by residents and their guests. For instance, we don’t permit use of fireworks on this property.
The property includes 6 residential buildings (12 units) as a planned unit development. In a PUD, owners own the interior and exterior of their structure (including infrastructure such as electrical and plumbing within the walls), and sometimes must cooperatively maintain exteriors such as common roofs.

The HOA communally owns more than 20 acres. The HOA communally owns one pump house, all lawns, and trails through woodlands and seasonal brooks and waterways. The HOA also communally owns and maintains shared resources such as its well, water system, and septic system. The HOA communally owns and maintains systems and natural resources beyond the walls of each residential dwelling, and maintains the pump house, driveway, and other amenities.
Trail System
Whispering Brook residents and guests have access to a private, shared year-round trail system covering several miles.. This system had fallen into disrepair, but for the past few years, it has now been maintained by one dedicated volunteer from the neighboring Nordic Village development. He clears trails, builds bridges, sets up signage, and adds new trail loops.
The private trail system, owned by Whispering Brook, Nordic Village, and also using town land, is good for hiking, snowshoeing, and backwoods skiing. The trails include some wet crossings, although most crossings are made safe with bridges.
Note that in the winter, the trails are not groomed. The trails is shared among hikers, snowshoers, and skiers in the winter.

Dogs often accompany people on their outings, so please clean up after pets and watch your step! This is wild land, and wild animals live here, so please be vigilant for black bears and other predators.

Water System
The HOA draws water from one shared well. FX Lyons manages its water system and monitors water quality. Annual summary CCR reports about the water are available on this site.
Pump House
An expanded and upgraded pump house is being installed in 2024 by Rotten Rock and FX Lyons. It was financed by NH Finance Authority through a combination of grants and loans.

Septic System
The HOA maintains a common septic system with shared leach fields and individual tanks for each residential unit. Otis Quint maintains our system.
